Leasing an existing Consulting Space
Existing Medical and Allied Health precincts have formed around the centres of community activity such as the Coffs Harbour Central Business District, Coffs Harbour Jetty and Park Beach Plaza. At various times space becomes available for lease within these existing spaces dedicated as 'medical centres'.
Coffs Harbour CBD
- Albany Street has become the main precinct in central Coffs Harbour with a large number of 'medical centres', which are home to various specialists and allied health professionals.
- West High Street & Scarba Street Precinct is home to various allied health and medical premises, while a new medical centre is being established with a diverse range of specialists operating out of its consulting rooms.
Jetty Area
- There are a number of GP and Skin Specialist Medical Practices in this area between the Coffs Harbour CBD and the harbour. The Mid North Coast Division of General Practice also has its visiting Specialist Outreach Clinic here.
Park Beach Area
- A variety of health professionals are centred around Coffs Harbour's largest shopping centre, Park Beach Plaza. Medical services range from GPs in the Plaza Medical Centre and soon to be opened Healthscope, to Radiology and the Northside Centre which also operates the After Hours Clinic.

Establishing a New Consulting Space
Most development proposals, except exempt and complying development, require approval from Council before they can proceed. This is known as development consent. To obtain development consent you need to lodge a development application with Council.

Generally, under Coffs Harbour's Local Environment Plan 2000, consulting spaces could fall under two different terms:
- 'medical centre' means a building or place used for the purpose of providing professional health services (such as preventative care, diagnosis, medical or surgical treatment or counselling) to outpatients only, and includes health consulting rooms.
- 'home occupation' means an occupation carried on in a building that is or contains a dwelling-house or a dwelling, or is within the curtilage of a dwelling-house or dwelling, by the permanent residents of the dwelling-house or dwelling and which does not involve:
- the registration of the building, dwelling-house or dwelling under the Shops and Industries Act 1962, or
- the employment of more than 1 person other than such residents, or
- interference with the amenity of the neighbourhood by reason of the emission of noise, vibration, smell, fumes, smoke, vapour, steam, soot, ash, dust, waste water, waste products, grit or oil or otherwise, or
- the display of goods, except for the purposes of home galleries, whether in a window or otherwise, or
- the erection of a sign not exceeding 0.8m in area, or
- prostitution.
